What is the difference between a condo and a loft?

A condominium describes the form of ownership, while a loft describes a style of space. Many Minneapolis lofts are condominiums and may feature open floor plans, high ceilings, exposed brick, timber, concrete or other industrial materials.

Are downtown Minneapolis condos difficult to finance?

Many downtown Minneapolis condos can be financed conventionally, but eligibility depends on the individual building. Association finances, insurance, litigation, investor concentration, commercial ownership and other building-specific factors can affect loan options.

Are HOA dues negotiable?

No. HOA dues are established by the condominium association and are generally allocated according to the ownership structure of the building. Buyers should compare what the dues include and how the association is funded.

What do Minneapolis condo HOA fees usually include?

HOA inclusions vary by building and may include master insurance, common-area maintenance, water, heating, gas, internet, cable, staffing, amenities, snow removal, landscaping and contributions to association reserves.

Can I rent out a Minneapolis condo?

Rental policies vary by condominium association. Minimum lease terms, rental caps, waiting periods and other restrictions should be reviewed in the current association documents before purchasing.

How important are HOA reserves?

Association reserves help fund major future repairs and capital projects such as roofs, windows, elevators, mechanical systems, exterior work and parking structures. Buyers should review reserve information along with recent and planned projects.

Are historic lofts more expensive to maintain?

Not necessarily. Historic buildings can have different maintenance needs from newer construction, but buyers should evaluate recent capital projects, building systems, reserve planning and association finances rather than assuming age alone determines cost.

What is a portfolio condo loan?

A portfolio loan is retained by the lender rather than sold through the standard secondary mortgage market. It can sometimes be used for condominium buildings that do not meet conventional financing guidelines.
