Greenwood MN Homes for Sale & Lake Minnetonka Real Estate

Greenwood is a small residential community on Lake Minnetonka located immediately adjacent to Excelsior. Its housing market includes Lake Minnetonka waterfront properties, established and extensively remodeled homes, custom residences and non-waterfront properties in a mature residential setting.

Because Greenwood is small, available inventory can be limited and individual properties can differ substantially. Shoreline, water depth, lot configuration, privacy, topography, renovation history and future improvement possibilities can all matter as much as the home's finished square footage.

Greenwood

Lake Minnetonka Suburbs

Living in Greenwood, Minnesota

Greenwood offers a distinctive combination: a small, primarily residential Lake Minnetonka setting with immediate proximity to downtown Excelsior.

That gives buyers access to two different environments. Greenwood itself is largely residential, while nearby Excelsior provides restaurants, shops, public waterfront and an established downtown.

For buyers exploring the broader area, Greenwood belongs within my Lake Minnetonka real estate guide and the larger Western Suburbs market.

Greenwood Real Estate

Greenwood's small housing supply makes property-specific analysis particularly important.

Buyers may encounter established homes, substantially remodeled properties, custom residences, luxury homes and Lake Minnetonka waterfront property. Non-waterfront homes are also part of the market.

With relatively few homes changing hands compared with a large suburb, there may not always be a perfect recent comparable sale. That's one reason I don't put much weight on a simple citywide price-per-square-foot number here.

I prefer to compare the house, lot and waterfront characteristics with the most relevant nearby sales and make adjustments for the differences that actually affect the property.

Lake Minnetonka Waterfront Homes in Greenwood

With Greenwood waterfront property, the lake and land deserve as much attention as the house.

Some of the characteristics I pay attention to include:

  • Shoreline condition
  • Water depth
  • Dock and lift configuration
  • Lake orientation and sun exposure
  • Views from inside the home
  • Elevation between the house and water
  • Lot width and privacy
  • Retaining walls and shoreline improvements
  • Drainage
  • Access between the home and dock

Those characteristics help explain why two Lake Minnetonka properties with similar houses can have very different values and ownership experiences.

Understanding the Lot

Even away from direct lakeshore, the lot is an important part of a Greenwood purchase.

Established neighborhoods don't necessarily provide the uniform lots found in newer subdivisions. Mature trees, neighboring homes, topography and the location of the existing house can all affect privacy, outdoor space and future possibilities.

I look at usable yard space, drainage, driveway configuration, tree condition and how the house relates to surrounding properties. If expansion or major renovation is part of the plan, the location of the existing structure becomes even more important.

Older & Remodeled Homes in Greenwood

Greenwood is an established community, and many homes have evolved through additions, remodeling and major renovations.

When I'm evaluating an older or extensively remodeled property, I want to understand more than the current finishes.

Depending on the property, that can include:

  • Foundation and structural changes
  • Previous additions
  • Electrical and plumbing systems
  • Roof and exterior condition
  • Windows and insulation
  • Heating and cooling systems
  • Drainage and waterproofing
  • Permits for substantial improvements

A high-quality renovation can make an older home function extremely well. The key is understanding how comprehensively the property was improved and what may still be original underneath the finished surfaces.

Renovating or Rebuilding in Greenwood

Some buyers look at established Lake Minnetonka properties with plans for a major renovation, addition or eventual replacement home.

That's a situation where I would investigate the property before assuming that a particular design will work.

Setbacks, shoreland requirements, lot coverage, impervious surface, grading, trees and other zoning considerations can affect future construction. An existing house may also sit in a location that would be treated differently under current requirements.

If redevelopment potential is an important part of the property's value to you, the feasibility of the proposed project should be investigated with the applicable city and regulatory authorities before relying on it.

Buying a Non-Waterfront Home in Greenwood

Not every Greenwood property owns Lake Minnetonka shoreline.

A non-waterfront home may still offer the established residential setting and proximity to both Lake Minnetonka and Excelsior that attracts buyers to Greenwood.

The important distinction is understanding exactly what comes with the property. Being close to Lake Minnetonka should not be confused with private shoreline, deeded lake access or dock rights unless those rights are specifically documented.

Greenwood & Downtown Excelsior

One of Greenwood's strongest location characteristics is its relationship with neighboring Excelsior.

Excelsior provides the area's traditional downtown environment with Water Street, restaurants, shops and public access to Lake Minnetonka. Greenwood remains primarily residential.

That combination can be attractive to buyers who want a residential Lake Minnetonka setting while remaining close to an established downtown.

As always, I would evaluate the actual property location rather than making assumptions about walkability from the city name alone. Distances, road crossings and routes can vary significantly from one home to another.

Greenwood vs. Excelsior

Greenwood and Excelsior are immediately adjacent but offer different real estate environments.

Excelsior has a more prominent downtown, public waterfront and a broader mix of housing that includes homes, condos and townhomes. Greenwood is smaller and much more residential.

For buyers primarily interested in the broader Excelsior/Lake Minnetonka area, I usually prefer looking at both communities rather than drawing the municipal boundary too tightly at the beginning of the search.

Greenwood vs. Deephaven

Deephaven is another useful comparison for buyers looking for an established residential environment near Lake Minnetonka.

Deephaven covers more territory and includes Cottagewood, multiple residential areas, public beaches and municipal marinas. Greenwood is smaller and has a particularly close relationship with Excelsior.

The individual home, lot and waterfront characteristics are usually more useful comparison points than deciding between the communities in the abstract.

Greenwood vs. Shorewood

Shorewood surrounds a larger area and offers a broader selection of established homes, larger lots and Lake Minnetonka properties.

Greenwood's housing supply is much smaller and geographically concentrated.

Buyers who aren't tied to a particular municipal boundary may benefit from searching both, especially when available inventory is limited.

Greenwood vs. Minnetonka Beach & Woodland

Buyers looking at Greenwood may also encounter properties in Minnetonka Beach and Woodland.

All three are small, primarily residential Lake Minnetonka communities where inventory can be limited and individual properties can vary substantially.

That's exactly the kind of market where I prefer expanding the search geographically and then comparing the actual houses, lots and waterfront rather than waiting for a specific city name to produce the right property.

What I Pay Attention to When Showing Homes in Greenwood

Greenwood is a market where I start with the property rather than the finishes.

On lakeshore, I'm thinking about shoreline, water depth, orientation, elevation, privacy and how the house connects with the lake. With an older or extensively remodeled home, I want to understand how the house has evolved and which underlying systems have actually been addressed.

I also pay close attention to the lot. Mature trees and an established setting can be tremendous assets, but drainage, topography, neighboring homes and the existing building footprint may affect both everyday use and future plans.

If major renovation or redevelopment is part of the reason for buying, I want those questions investigated early rather than assuming the lot will accommodate a particular project.

In a small market like Greenwood, those property-level differences generally tell us much more than a broad citywide average.

Schools & Greenwood Home Searches

Buyers targeting a particular school district or attendance area should verify current information for each individual property rather than relying solely on a Greenwood mailing address.

You can begin with my school district home search, but current information should also be confirmed directly with the applicable school district.
